How We Expertly Manage the Transaction
To successfully manage your real estate transaction, we use an electronic transaction management system that keeps everything organized and up-to-date. We also send a letter to the attorney or title company that includes all the critical dates and paperwork including the contract, previous title work and survey, if available. We continue to communicate with all parties several times prior to closing to ensure there is a good closing.
We make sure all contingencies are met in a timely manner, such as property inspections and loan commitments so you know that everything is being done on time to help you close on your home faster. We also review the Settlement Statement prior to closing to make sure you are not overcharged for any fees, closing costs or tax and other allocations. We attend every closing because we are working for your best interests and want to be sure you are professionally represented.
Avoid Problems at the Closing Table
To help you avoid any problems that may delay your closing, we’ve brought you this list of things to remember for the closing of your new home.
For Buyers:
✓ Make sure you bring a cashier’s check from a local Florida bank to the closing or have the money wired directly to the Florida closing agent the day before the closing
✓ We encourage you to use a local lender to make the transaction easier (many times out-of-state lenders don’t understand Florida lending laws or they don’t get the money to the closing agent in time; or they hire an unqualified appraiser or one who doesn’t know the area and comps and the home gets appraised under value and then the loan is compromised)
For Sellers:
✓ Make sure all repairs have been completed by a qualified licensed professional and the receipts are available for the buyer
✓ Make sure all appliance manuals and warranties are left at the home
✓ Be sure all garage door openers and keys and/or codes are brought to closing
For sellers and buyers:
✓ Make sure you bring either a driver’s license or passport to the closing (or any form of ID with a photo)
✓ Make sure all utilities and services have been transferred into the buyer’s name and out of the seller’s name
